$45 Million L.A. Mansion Comes With a Walk-in Humidor for Your Cigars

Dubbed Willow Crest, the custom-built spread in the Crestwood Hills neighborhood of Brentwood also has a subterranean 15-car garage, sunken fire pit lounge, and pickleball court. Around 13 years ago, father-and-son developers Saeed and Justin Kohanoff doled out $2.6 million for a two-acre plot of land in the Crestwood Hills neighborhood of Brentwood. The owners of more than 10 gas stations and varied commercial properties throughout Los Angeles subsequently set out to create a bespoke modern farmhouse-style spread that would serve as a dream home for their entire family, replete with lots of space for entertaining and making memories.

However, as first reported by The Real Deal, two of Justin’s younger siblings have since moved out of state for college, and his dad decided it was too much house for himself and his wife alone, so the place is now on the market for $45 million. Shelton Wilder and Aaron Kirman of Christie’s International Real Estate Southern California share the listing.

Built over several years and completed in 2025, the fully walled and gated estate occupies three parcels of ridge-top land fronted by a guard house and a 300-foot driveway that empties at a spacious cobblestone motor court and a subterranean garage with room for up to 15 vehicles. Inside, nine en suite bedrooms and 16 baths are sprawled across roughly 21,300 square feet of two-living space accessible by an elevator and a striking floating staircase.

A marble-clad entrance hallway lined with a slatted wood accent wall flows to a couple of living areas—one with a massive fireplace and a wet bar, and the other sporting a wall of French doors spilling out to a grassy lawn hosting a sunken fire pit lounge topped with a beamed pergola. A formal dining room connects via a two-way fireplace to a sleek kitchen, which is outfitted with an eat-in island, Miele appliances, and a breakfast nook that opens to the outdoors on three sides.

Elsewhere is a study, a walk-in humidor for cigars, billiard and media rooms, a gym, and a 2,000-square-foot primary suite featuring a separate sitting room, a private balcony, a fireplace, and dual walk-in closets and baths. The resort-like grounds also hold a sundeck-encased pool and spa, a kitchen and bar setup, and a pickleball court, all resting amid hundreds of olive and Ficus trees.

Per TRD, the Kohanoffs are planning more single-family projects in Malibu, Pacific Palisades, and Brentwood. More recently, though, the family made headlines when they proposed replacing their Sunset Boulevard Shell station that was destroyed during the recent Palisades fire with an eight-story apartment building containing up to 100 rental units, including some for low-income households.
